Tenant police verification in Chennai

Letting out a flat or house in Chennai? Tenant police verification lets the police know who is living in your property. This guide explains the official Tamil Nadu Police process step by step, using only the police portal and the state's Rent Portal. Where an official page didn't confirm something, we say so.

  1. 1. What the official service is

The Tamil Nadu Police CCTNS Citizen Portal offers “Police Verification Services” with four service types: Self Verification, Job Verification, Tenant Verification and Domestic Help Verification. The portal says the facility is for persons residing in Tamil Nadu only.

  2. 2. Online or on paper

You can apply for Tenant Verification on the CCTNS Citizen Portal, where you enter a name, choose the service type, give a mobile number and complete a secure code. The portal also lists a “Tenant Verification / Information Form” under Download Forms, which can be used for a paper submission.

  3. 3. Details to keep ready

The downloadable Chennai Police tenant form asks for the landlord's name and address, the tenant's photograph, name, father's name, mobile number, present and previous addresses, identification proof details, the date the tenant moved in and the landlord's signed declaration. If more than one person will live in the home, use a separate form for each.

  4. 4. Fees

The portal notice says a surcharge applies on top of the application fee: ₹5 for credit-card payment and ₹5.90 for net banking for Tenant Verification. We could not find the base application fee on an official page, so check the portal before you pay.

  5. 5. Get the information right

The portal says an application will be rejected without refund if the information is incomplete or incorrect, and that giving false information to the police is a punishable offence.

  6. 6. Who must do it

We have not confirmed from an official page whether tenant police verification is compulsory for every tenancy, or who must file it. Ask your local police station. Tenant verification is separate from registering the tenancy with the Rent Authority; see the rent agreement guide.

  7. 7. Renters: what to expect

A landlord may ask for ID and address proof and the details on the form. Give copies, not originals, and never pay anyone who offers to “fast-track” verification outside the official portal or police station.

Tenant verification in Chennai, explained

What is tenant police verification?

It means the landlord gives the local police the tenant's details: who they are, where they lived before and when they moved in. In Tamil Nadu this is done through the Tamil Nadu Police CCTNS Citizen Portal, which lists "Tenant Verification" as one of its four police verification services, or on the paper tenant form.

How to do tenant police verification online in Chennai

  1. Open the CCTNS Citizen Portal's Police Verification Services page (link below).
  2. Enter the name, choose "Tenant Verification", give a mobile number and complete the security code.
  3. Fill in the tenant's and landlord's details carefully. The portal says incomplete or incorrect applications are rejected without refund.
  4. Pay on the portal. It notes a surcharge on top of the application fee for card or net-banking payment.
  5. Keep the reference number the portal gives you. You can record it in our free tracker to keep your paperwork in one place.

How to fill the tenant verification form

The downloadable Chennai Police tenant form asks for the landlord's name and address, and the tenant's photograph, name, father's name, mobile number, present and previous addresses, ID proof details and move-in date. The landlord signs a declaration. Each adult occupant needs a separate form. Our free preparation kit helps you gather these details in one printable pack.

Is police verification mandatory for tenants in Chennai?

We couldn't find an official page that says it's compulsory for every tenancy, or who must file it. Ask your jurisdictional police station. Many landlords choose to do it anyway as a simple safety step.

Tips for landlords and tenants

  • Landlords: do it before handing over the keys, and keep a copy of what you submitted.
  • Tenants: share copies, never originals, and only through the official portal or the police station.
  • Never pay an agent who promises to "fast-track" police verification.
  • Tenant verification is separate from registering the tenancy with the Rent Authority; see the rent agreement guide.
