ChennaiRentals.one Lawyer Panel — Terms of Engagement
ChennaiRentals.one is an initiative of SQEONE SYNERGY LLP, Chennai. It is an online rental classifieds platform. It is not a law firm and does not give legal advice.
Panel lawyers are independent advocates enrolled with a State Bar Council. Nothing in this engagement creates employment, partnership or agency. Each lawyer is solely responsible for the professional advice they give and must follow the Advocates Act, 1961 and the Bar Council of India Rules, including the rules on advertising and solicitation.
The applicant provides their full name, Bar Council enrolment number, State Bar Council, year of enrolment, chamber name and address, courts of practice, practice areas, years of practice, languages and contact details, with a copy of the Bar Council ID card and Certificate of Practice. The details must be true and current. The panel may ask for re-verification at any time.
An application is accepted only after review and confirmation by the Founder & Managing Director of ChennaiRentals.one, SQEONE SYNERGY LLP. Approval can be withdrawn if details are found inaccurate or these terms are breached.
Approved lawyers may (a) review, edit and approve the platform's residential, commercial and PG rental agreement and lease templates, and (b) respond to tenant and landlord requests for document verification, document review and help preparing agreements for registration. Approval of a template applies only to its wording, not to any individual transaction.
ChennaiRentals.one does not collect or share any lawyer fee in this phase. Any professional fee for individual work is agreed directly between the lawyer and the client, in writing, before work starts.
Tenant and landlord details are shared with a lawyer only for requests that the lawyer accepts. The lawyer keeps them confidential, uses them only for that request, and does not contact users for any other purpose. Copies of identity documents must not be stored longer than needed.
All messages between a panel lawyer and a tenant or landlord on ChennaiRentals.one are recorded and visible to the platform's admin for safety, quality and dispute handling.
The lawyer will decline any request where they have a conflict of interest, and will not act for both sides in a dispute.
A public profile page is shown only if the lawyer consents. It lists the lawyer's name, enrolment number, chamber, city, practice areas and the templates they approved. It is not a recommendation or advertisement for personal cases.
ChennaiRentals.one does not guarantee any outcome, registration, police verification or the conduct of any tenant, landlord or lawyer. Stamp duty and registration at the Sub-Registrar office remain the parties' own process.
Either side may end the engagement by written notice through the dashboard or email. Open requests should be completed or released back to the panel.
These terms are governed by the laws of India, with courts at Chennai having jurisdiction.
All signatures on this engagement are electronic. The advocate signs by typing their full name exactly as on the Bar Council roll and confirming that they adopt it as their electronic signature; the Founder & Managing Director signs electronically when confirming the application. Each signature is recorded with its date and time and a fingerprint (SHA-256) of the exact terms signed, and a signed copy can be downloaded. No paper or wet-ink signature is needed. Electronic signatures are recognised by the Information Technology Act, 2000; this typed-name method is not an Aadhaar e-Sign or a Digital Signature Certificate, and either party may ask for one where a document needs it.
These terms are a draft prepared by ChennaiRentals.one and are pending independent legal review.
