A quiet revolution is under way in Chennai’s rental market. Professionally run PGs and co-living spaces are absorbing thousands of students and young professionals who would once have hunted for shared flats.
The draw is simple: furnished rooms, food, housekeeping and no six-month deposit. Monthly outgoings of Rs 8,000 to Rs 15,000 cover everything in most facilities around Guindy, Velachery, OMR and Kelambakkam.
Owners with large independent houses are converting floors into PG accommodation, often doubling their rental yield. Expect this segment to keep growing through 2026.
